Kraemer Brothers is constructing a $20 million, six-phase, 31-month expansion and renovation project at Reedsburg Area Medical Center, keeping the existing hospital fully functional throughout the entire project. This project consists of the construction of a new central utility plant and mechanical penthouse, along with the associated mechanical and electrical equipment required to replace the existing forty-year-old mechanical systems in the hospital. The new penthouse was constructed on top of the existing 2nd floor West wing. 

The project also included phased renovation of major portions of the existing hospital to convert patient rooms from double occupancy to single occupancy, expansion of the laboratory, renovation of the administration wing, a new pharmacy, renovation of the existing lobby and entrance, converting existing garage space to a mechanical room, window replacement, and constructing an outdoor cooling tower ‘bullpen’. The renovation was completed through arduous ‘one wing-at-a-time’ demolition and construction, which commenced after completion of the central utility plant and mechanical penthouse. The total area of new and renovated space is 52,100 square feet. When the project is complete in May 2020, Reedsburg Area Medical Center will have a state-of-the-art hospital which will be providing excellent health care for another forty years.

With the original Law Enforcement Center dated and at capacity, Iowa County selected Kraemer Brothers to build a new facility to house the sheriff’s office, jail, emergency management, and coroner’s office. Months of coordinated pre-construction planning between the Architect, Department of Corrections, Jail Administration, County Sheriff, and Kraemer Brothers resulted in a building that would greatly serve the county long term. The building features 48 jail cells (78 beds with the ability to increase to 122 beds), evidence processing rooms, a drive-through sallyport, and numerous employee offices along with a master plan to allow for expanded jail housing, courtrooms, and vehicle storage. Receiving approval just over a week prior to the breakout of the COVID-19 pandemic, we quickly started construction, ultimately finishing one month ahead of schedule and returning over $1 million in savings upon completion. Designed with safety, security, and operational efficiency in mind, this building includes state-of-the-art technology and will continue to serve the citizens of Iowa County for decades to come.

With the fall semester of 2021 fast approaching, Kraemer Brothers finished up the multi-year project for the Mineral Point School District on schedule, providing an exciting start to the school year! With the elementary school located on a steep, rocky hill in the middle of a residential neighborhood, careful site planning and extensive structural engineering was required during the construction process. The two-story addition features a new gymnasium and library/media center, while the existing school was remodeled to make way for updated offices, classrooms, and a cafeteria. Creating one cohesive look, Kraemer Brothers removed decades-old floor and wall tile, and replaced it with new tile and wood flooring that matches Mineral Point’s school colors, bringing extra pep to the school. To complete the transition from the existing building to the addition, a connecting bridge-walkway with a large, peaked glass roof was constructed for natural daylighting and an updated modern look.  In an effort to make the new building energy efficient, MEP upgrades and automatic light fixtures with zoned lighting were added to freshen up this vintage elementary school, presenting a brand-new school feel.

Located three miles from Promega’s main campus, Chappelle Manufacturing Center (CMC) provides connection to the outdoors in the design elements. This manufacturing facility produces small molecule components used in many of Promega’s products. Using nearly half of the building to support the mechanical process systems, this advanced facility design is focused on safety in its manufacturing capabilities of large, small, and kilo scale synthetic organic chemistry. With room for future expansion, this building has many sustainable features such as a double-glass wall system around the office portion of the building which is used to maximize the temperature of the interior of the building, and a rainwater reuse system for the building’s mechanical cooling and heating of water. Walking trails surround the facility leading to a bridge over a pond with an island full of native grasses and flowers. Large limestone rock slabs located near the entrance to the facility provide a remembrance of the surrounding landscape. Using a combination of real stone exterior walls, contrasting brick colors, glass windows and metal accents, this building symbolizes the modern and futuristic capabilities of molecular manufacturing.

This advanced facility design is focused on safety in its manufacturing process. With recent growth and a strong waiting list, Westside Christian School needed to expand and add onto their existing church and school. Located on the northwest side of Middleton, this single-story addition consists of 6 modernized classrooms, office spaces, restrooms, and utility rooms. With construction starting in March, we were able to fast-track this building to finish up in August, right before the new school year started. With the septic tanks very close to the entrance of the addition, Kraemer Brothers executed the project with precise excavation and careful concrete pours. Matching the exterior and interior color and materials of the previous building, we were able to seamlessly connect the addition to the existing building. Also included in this project were upgrades in the sanctuary in St. Andrew Lutheran Church. These upgrades include new lighting controls and flooring, renovations to the sound system at the AV desk, as well as acoustical sound panels and a raised platform for musical instruments.

New Construction, Additions & Renovations

The relationship between Kraemer Brothers and Sauk Prairie Schools began in 1954 with the construction of the Sauk City School Gymnasium addition. Since then Kraemer Brothers has worked with the district on over 30 projects.

Wrapping up a nine-phase project, the Sauk Prairie School District now has a fully renovated school. Kicking off in 2020, this $58 million referendum project was launched to construct a new aquatics center, locker rooms, and a centralized secure entrance. The project aimed to completely renovate the school over three years, starting with the existing pool facility and athletic locker rooms. These were transformed into multipurpose rooms, fitness centers, and classrooms. Other classrooms and common areas throughout the school received an entire renovation. By filling in an existing courtyard, the cafeteria was expanded, and the Library Media Center was altered to create a better learning environment. The high school implemented breakout spaces, flex classrooms, and small group instruction areas, providing teachers with additional teaching alternatives. Although many areas in the school have been updated over the years, mechanical systems and other areas were still 1965 originals. To fully renovate these areas, we developed detailed phasing plans and coordinated with school staff on the construction progress and turnover dates. Supply chain issues severely impacted construction progress, which necessitated constant coordination between all suppliers and vendors. Despite these issues, Sauk Prairie High School now looks and feels like a brand-new school!

On the heels of the District’s successful referendum in Spring of 2014, Kraemer Brothers constructed a new $18 million elementary school in Prairie du Sac. The 102,000-square-foot school accommodates up to 500 students in 4K through 2nd grade and features new district administration offices on a 13-acre site. Replacing Spruce Street Elementary School, the new school features a gymnasium, cafeteria, offices, a courtyard and over 57,000 square feet of classrooms. The second largest project in this referendum was an addition and renovation of the Tower Rock Elementary School. A 33,000 square foot addition and 16,500 square foot renovation, Kraemer Brothers remodeled 6 existing classrooms into three new classrooms: Art, Music, and Agricultural Science. Also part of this renovation was a designated cafeteria, library/media center, lounges, a new secure school entrance & reception area, and storage rooms. Consisting of two additions to the school, the first addition includes a new gymnasium, kitchen, and mechanical room, while the other addition featured 12 new classrooms for kindergarten through 5th grade. The hallways in both these schools were designed with collaboration space in mind. Instead of traditional hallways, colorful chairs, sitting cubes, and tables can be seen outside of each room to allow for one-on-one teaching or small group collaboration. Barn-style doors were installed between classrooms to allow maximum collaboration and flexibility between classrooms when needed. Kraemer Brothers also provided input on various materials for sound control ensuring noise was controlled as efficiently as possible.

LABCORP DRUG DEVELOPMENT

One of the two largest projects during our 33-year construction partnership between Labcorp (formerly Covance) and Kraemer Brothers was a 250,000-square-foot West Addition and parking structure in 2006. The project is structural steel with a composite deck, with exterior features including a curtain wall system, architectural precast and metal wall panels. The three-story addition holds research and development laboratories for comprehensive drug development services, as well as supporting office space. The new building was carefully tied into the existing facility with a concrete firewall 50 feet tall and 300 feet long between the old and the new.

Another significant project was the Northeast Addition in 2007 built in two phases, one a 145,000-square-foot expansion to house a contract testing laboratory, including a 70,000-square-foot new laboratory and associated support facilities with 35,000 square feet of shelled space for future growth. The latter is a two-story expansion with administrative offices, marketing, client services and additional conference capacity. Laboratories are organized around a shared service core that has direct access to storage and loading dock functions. An open laboratory environment accommodates growth and supports collaboration. Because the open laboratory office zone is located at the perimeter of the facility, scientists enjoy ample natural daylighting in offices and laboratories.

Throughout our 33 year relationship with this client, Kraemer Brothers has constructed over 1,000,000 square feet through new construction, remodels, build-outs, and other projects!

Kraemer Brothers was honored to be chosen as the construction manager for a $30M referendum for the School District of Reedsburg in 2018. Kraemer Brothers was extensively involved in the pre-referendum planning. We attended community and school board meetings, which ensured all needs were captured early on in the pre-referendum planning process. The referendum included numerous safety and security upgrades to all existing District buildings and various other small scale projects, while $27M was used to construct the Prairie Ridge Intermediate School. This 108,000 square foot school features 30 classrooms – 10 on each pod/wing – that have their own color-coded design theme depicting the surrounding areas such as Agriculture, Sandstone Bluffs, Baraboo River, and Forest. There is also a central collaborative space on each pod and each pod contains its own color-coordinated restrooms and lockers.  With this design, each grade can function individually or collaboratively as the need arises.

One of the unique features of this school is a folding glass curtain wall in the Library Media Center, which allows that space to openly adjoin to other spaces for maximum flexibility and use. The school includes a gym, a cafeteria with outdoor patio and tables, as well as modern music and art areas. A high-tech monitoring system and secure entrances with lock-down capabilities provide an elevated level of security for staff and students. Due to a highly collaborative approach with the architect, and our planning and management of the project, our final budget was $800,000 dollars below the GMP, a savings passed entirely to the district.

The latest project Kraemer Brothers was hired to complete for the School District of Reedsburg is the addition of a 16,500 square-foot fitness center and multi-purpose space. The first floor features the fitness center, lobby, mechanical room and restrooms, while the second floor includes the multi-purpose room and gathering space of the same size of the entire first floor.  Used for a variety of sports, including wrestling practice, track practice, and workout space, both the fitness center and multi-purpose room will be available for the community to use. While athletic teams will use this new fitness facility, its main purpose is to expand the possibilities for physical education classes that will reach a wide array of students, athletes and non-athletes alike. Kraemer Brothers has appreciated a long-term relationship with the district and completed 10 projects since 1954 including the cafeteria & commons renovations in 2003, the addition to the CAL center in 2015, and the 2019 auditorium renovations.

As the final steps of Prairie Ridge Intermediate School was completed, Kraemer Brothers were just as diligent about what needed to be done to complete the project, so everyone was satisfied. The punch list they go through is very thorough and detailed. Like all the other phases of the project, I could not help but be impressed with the quality of communication there is with Kraemer Brothers. It is one thing to notify people of happenings, it is another to roll up your sleeves and have some real conversation, that is what we had!

After our client acquired this Madison, WI property, which was originally built by Kraemer Brothers, we were asked to provide extensive preconstructive services to balance a much needed renovation within their desired budget. Construction started with an ambitious nine-month schedule in February 2020 and was completed on time. The project, which met both our client’s and Hilton’s standards, involved the redesign and renovation of over 200 guest rooms, the lobby and common area, conference center and a new architectural design for the building’s exterior. With an eye toward performance, several sustainable features were incorporated including new energy efficient windows, upgraded mechanical systems, low-flush toilets and LED lights throughout the interior and exterior of the building. With demolition starting at the same time as the concept drawings, this fast track project was very fluid from start to finish and required a fully integrated project approach to the design and construction activities.

Formerly Heritage Credit Union’s corporate headquarters, this building boasts an awe-inspiring look. The contemporary design includes a stunning combination of architectural metal façade and glass, making this building very distinctive. Each floor steps outward from the floor below, forming a progressive cantilever effect as the building gets taller. 

Interior spaces creatively promote employee collaboration, with offices, meeting rooms and workstations all using interior glass for strong visual connection, yet allowing for privacy and separation as needed. All spaces are very bright and vibrant and energy efficient glass curtain walls were used on the entire exterior to provide maximum natural light inside the building. 

The HVAC system, lighting, controls and finishes were all selected for maximum energy efficiency. The aggressive schedule was achieved despite the pandemic and all its challenges which surfaced after construction had already begun. This allowed the owner to vacate their already-sold office building right on schedule. Heritage Credit Union has since merged with Connexus Credit Union and is now operating under the Connexus brand.

Our project was completed on time and on budget! That is quite an accomplishment considering the COVID-19 pandemic was in full swing while we were building. Using other contractors, only 2 of 12 previous construction projects have been on time and on budget. Kraemer Brothers is a well-run organization. We worked with the same team throughout the planning, budgeting, and construction process. They were effective communicators, responsive and professional. They were true partners throughout the process. They listened and went the extra mile to meet our needs. Kraemer Brothers was able to dissect the project and offer value engineering solutions to bring the cost down without significantly impacting the design. In closing, I recommend Kraemer Brothers without hesitation. My only regret is that we did not partner with them sooner.
