Bursting at the seams, Klondike Cheese Company sought solutions to expand storage capacity for both dry and finished goods. After evaluating multiple locations, the company chose to construct a large climate-controlled warehouse across the road from its production plant. The new facility supports cold and dry storage and was strategically designed for future build-outs. The aggressive 10-month schedule began with controlled rock blasting and excavation, removing an estimated 110,000 cubic yards of bedrock. Kraemer Brothers’ AISC-certified ironworkers erected the structural steel and joists throughout the facility, while concrete crews poured the floors, and award-winning carpenters completed the interior finishes. A new 200,000-gallon above-ground water tank and pump house were also constructed on site to serve both this warehouse and the existing production plant. As a leading food and dairy construction firm in Wisconsin, Kraemer Brothers continues its long-standing partnership with Klondike Cheese Company.

Production Room Remodel and Dry Storage & Cooler Addition

Southern Wisconsin’s premier food packaging firm, Freshpack, selected Kraemer Brothers after receiving a referral from another satisfied client. In response to increased demand for Freshpack’s custom cheese packaging services, the company needed to renovate production rooms at its South Plant. To avoid downtime, we strategically divided the project into two phases—remodeling the west production room first, followed by the east production room. Each room was upgraded with remodeled cooler spaces designed to support growth and improve operational efficiency. This project marks the first step of Freshpack’s long-term strategy to significantly enhance operations at the South Plant.

The third phase of Freshpack’s long-term strategy expanded operations at its South Plant. Consisting of cold, dry, and finished goods storage, this expansion more than triples the original building and expands Freshpack’s total operations to 70,000 square feet. The expanded facility features state-of-the-art equipment upgrades, including advanced cheese spread and dip production capabilities that will double current production capacity and allow for the creation of new whipped products. The expansion will not only continue to allow Freshpack the ability to deliver industry-leading solutions; it is also an investment into Monticello and the surrounding communities. Over the next five years, Freshpack anticipates adding 50 new jobs and processing an additional 11 million pounds of cheese, much of which is sourced from Wisconsin cheese makers.

SAUK COUNTY HIGHWAY DEPARTMENT

New Facility

Sauk County’s Highway Department had an existing building that was too small and over 70 years old, which sparked the county’s move to build a new facility. Featuring an extensive indoor fleet parking garage, wash bays, repair shop, and administrative space, Sauk County’s equipment can now be stored and maintained in a state-of-the-art facility. In their old building, the county was continually challenged to try to maintain equipment in space that was woefully inadequate. The new highway department building now includes a full-service repair shop equipped with vehicle lifts, bridge cranes, a sandblasting area, a fabrication shop, a paint booth, and storage space. We utilized innovative materials and techniques to ensure the poured concrete slabs were strong enough to hold the heavy trucks and equipment. Our unique ability to perform concrete, masonry, steel erection, and carpentry kept quality and productivity at a maximum. This innovative and modern facility will help Sauk County maintain over 500 miles of roads.

A satellite facility for Sauk County, the highway department project in Reedsburg was completed within an aggressive nine-month schedule. Located on the same site as the existing Highway Department building, the existing facility and nearby storage sheds were demolished. Needing to be low-maintenance and long-lasting, the building is constructed out of precast concrete wall panels. Inside, a large fleet parking garage, equipment wash bay, locker rooms, and offices will help Sauk County store and maintain its equipment. Kraemer Brothers was able to completed the project faster and with high-quality craftsmanship in concrete, masonry, steel erection, and carpentry.

WELDCORP MANUFACTURING

New Facility

WeldCorp Manufacturing, a family-owned structural steel welding and fabricating firm, quickly outgrew their current facility and needed a larger area for their operations. This manufacturing facility features a large fabricating and warehouse area with office and mezzanine space and has been designed for future expansion. Using conventional structural steel and miscellaneous metal components manufactured by WeldCorp itself, this building is extra special. The bulk of the exterior of the building consists of metal panels, with the exception of decorative split-face concrete block around the office portion. With Kraemer Brothers’ unique capability to perform the concrete, steel, masonry, and carpentry work for this project, the project was able to move along at a rapid pace, while keeping the quality and craftsmanship we are known for.

CHAPPELLE MANUFACTURING CENTER

Manufacturing Facility

Located three miles from Promega’s main campus, Chappelle Manufacturing Center (CMC) provides connection to the outdoors in the design elements. This manufacturing facility produces small molecule components used in many of Promega’s products. Using nearly half of the building to support the mechanical process systems, this advanced facility design is focused on safety in its manufacturing capabilities of large, small, and kilo scale synthetic organic chemistry. With room for future expansion, this building has many sustainable features such as a double-glass wall system around the office portion of the building which is used to maximize the temperature of the interior of the building, and a rainwater reuse system for the building’s mechanical cooling and heating of water. Walking trails surround the facility leading to a bridge over a pond with an island full of native grasses and flowers. Large limestone rock slabs located near the entrance to the facility provide a remembrance of the surrounding landscape. Using a combination of real stone exterior walls, contrasting brick colors, glass windows and metal accents, this building symbolizes the modern and futuristic capabilities of molecular manufacturing.

Catalent Pharma Solutions contracted with their Madison landlord, Canadian-based real estate investment trust, Artis REIT, to lease a build-to-suit, high-tech warehouse on their growing Madison, WI campus. Far more sophisticated than a typical warehouse, the new facility is temperature and humidity-controlled to protect sensitive pharmaceutical products. The facility’s exterior facade complements Catalent’s nearby office and GMP facility. Constructed on an 8-month, fast-track schedule, the facility features RFID tracking and was designed for roof-top photovoltaic solar panels.

Kraemer Brothers has completed many industrial projects for Deppe Enterprises over our 40-year relationship. Deppe Enterprises first selected Kraemer Brothers in 1980 to construct a warehouse addition, used as an equipment plant at the time. Our second project for the client consisted of a large 225,000 square foot warehouse with mezzanine and office space. In 1998 and the four years following, Kraemer Brothers constructed five projects for Deppe Enterprises, totaling over 400,000 square feet! The 2001 project, which was leased to The Toro Company, features steel siding with split-face concrete block around the base of the building and was classified as the largest building in Sauk County at the time. Our most recent project in 2017 consisted of completing a 30,000 square foot freezer build-out for Foremost Farms that is used to store butter. With the completion of the freezer project, it brings up the total number of square feet completed for our long-term client to 675,000!

Named after the 17th Century astronomer and physicist, Johannes Kepler, Promega’s Kepler Center was built to assemble, package, store and ship the company’s rapidly growing line of biotechnology products. More advanced than an everyday distribution center, this processing center features an enormous warehouse space with fixed high bay racking, kit assembly space, finished goods storage, and additional shipping & receiving areas. A high-tech freezer farm, cryogenic rooms, and vertical lift modules with strict temperature variance requirements from floor to ceiling, aid in storing and retrieving finished goods, and limits employees’ exposure to freezing temperatures. While the first floor is utilized for shipping and receiving, an open office space occupies the second floor. A glulam and cross-laminated timber upstairs courtyard offers a connection to nature, and multiple wellness and fitness areas help keep employees active. When the original facility was constructed eight years ago, Promega strategically designed the building knowing they would need to expand in the future. Exterior metal panels were incorporated into the design, allowing for easy modular growth to the size it is today! Those same metal panels were reused and moved to the exterior of the addition, now featuring an architectural mesh living wall screen. Adding to the sustainability of the building, the parking lot features electric car chargers. Through phasing and intricate planning, Promega was able to remain operational throughout the duration of the project with minimal impact on its critical supply chain operations.

National Research Laboratory

The Forest Products Laboratory in Madison, Wisconsin, a world-renowned research facility, has been on the cutting edge of scientific research into wood and wood products for one hundred years. When it came time for FPL to construct its new state-of-the art research laboratory, the US Forest Service (the Owner) and the US Army Corps of Engineers (the Owner’s construction manager) selected Kraemer Brothers as the contractor, due to our long and successful track record in the construction of bio-tech research facilities in the Madison area.

The 90,000-square-foot project includes an Engineering Mechanics Laboratory, where large scale structural tests can be conducted; a Wood Pressurization Testing Laboratory, where new pressure treatment technologies can be developed and tested; a Weather Simulation Laboratory, where testing of samples can be accomplished by simulating a vast array of constantly varying weather conditions; unconditioned storage space; and administration offices.

Built to a LEED Silver standard and Army Corp Quality Control standards, the building is constructed of decorative precast concrete exterior wall panels, and a laminated wood roof structure. In keeping with the FPL’s mission, a substantial number of large, laminated wood beams, some more than 5 feet deep, support laminated wood decking in a large portion of the building, while the remaining roof area is supported by engineered wood joists and plywood decking. The two-story administration wing is constructed of a conventional composite steel joist and deck system. Under the guidance of a three-person Kraemer Brothers on-site management team, this research and development facility’s mission is to make the most out of the planet’s limited natural resources.

Maintenance Facility

Designed for a shared-shop environment, the da Vinci Center is the home and headquarters of Promega’s engineering and facilities team. Providing testing and repair services for complex robotics, systems, and process designs, this building includes an unique electronics room with an anti-static floor for repairing and maintaining computerized equipment, a robotics repair room, and a special clean room for receiving equipment from clean-room spaces in other Promega buildings. Incorporating state-of-the-art technology, this facility includes a 3D printer, CNC lathe, laser-cutting tool, sample-cutting tool, and FARO arm. Using a saw-tooth skylight and solar panel roof design, Promega can capture solar rays while also bringing in natural light, generating an estimated 15,200 kilowatt-hours of electricity per year. The building also features an underground temperature-controlled parking garage and service bays for vehicle maintenance.
