Located in the growing City of Sun Prairie, Colorado Commons will help meet the area’s ever-increasing demand for multi-family housing. From the start, Gebhardt Development and Kraemer Brothers values aligned, making for a perfect fit. Varying between 16 different unit floorplans, this complex features 108 units comprised of studio, one-bedroom, and two-bedroom suites. The large underground parking garage includes a dog wash station, electrical and mechanical spaces, and EV charging stations. Towering four stories above, a combination of lap siding, cedar-textured beams, and stone masonry boasts a luxurious aesthetic. The high-end feel continues with quartz countertops, stainless steel appliances, designer lighting, and walkout balconies. Reaching into our vast subcontractor database, we worked with 10 new subcontractors on this project, forming relationships for upcoming projects. In total, Kraemer Brothers’ crews set over 4,500 prefabricated wall panels and laid over 18,000 square feet of stone masonry. With proximity to schools, retail stores, and restaurants, future phases include additional multi-family units, a clubhouse, and fitness center.

GREAT WOLF RESORTS

Nestled in Pennsylvania’s Pocono Mountains, Great Wolf Resorts selected Kraemer Brothers to renovate and expand this popular resort we originally built for them in 2004. This massive project included work in four areas—waterpark, lobby, hotel, and site. The indoor waterpark doubled in size, including seven new slides and an indoor/outdoor restaurant. Precast concrete panels, EIFS, clerestory windows, and stone veneer make up the addition’s exterior, while glulam beams, wood decking, and painted murals provide a joyful atmosphere inside the waterpark. A five-phase project transformed the existing lobby and registration into a new grand lobby. Two restaurants elevate guests’ dining experience with a casual yet elegant combination. An expansion to the Northern Lights Arcade and event space now provides entertainment for both kids and adults. The porte cochère was widened, now creating four drive lanes for travelers arriving at the resort. The seven-story Mountain Tower includes 202 suites with four different layouts to accommodate families of all sizes and ages.

The hotel bathrooms were constructed off-site in prefabricated pods, complete with flooring, wallcoverings, and fixtures. The pods simply needed to be placed and connected. This method contributed to a cleaner and safer work environment, helped reduce labor, materials, waste, and costs, and increased speed to occupancy. Fiber cement siding, large windows, and stone cover the exterior of the additions, creating a rustic look that complements the existing design. We first completed floors one through four in the hotel tower, allowing Great Wolf to occupy those spaces while we finished the above three floors. The massive sitework included adding over 450 parking stalls, relocating a ropes course, and managing stormwater on this mountainous site. Kraemer Brothers overcame great adversity with unforeseen rock excavation, concrete supply issues, and long material lead times. With four projects occurring simultaneously, we provided phasing plans, installed temporary partition walls, and updated schedules in real time, allowing our client to remain operational with over 90% occupancy throughout construction! In combination of the initial construction in 2004, and the recently finished 2023 project, this Kraemer Brothers has constructed over 617,000 square feet and 603 suites at this location.

Located next door to Hampton Inn & Suites we constructed for our client seven years ago, Tru by Hilton finished in an aggressive 11-month schedule. Consisting of 100 suites ranging from King, Queen, and ADA accessible in each size, the rooms are equipped with modern fixtures and furnishings. A circular front desk with a snack and coffee bar invite traveling guests entering through the front entrance. The lobby features multiple amenities, including a dining area, business center, game room, extra seating, and a mural depicting the nearby Wisconsin Dells community. A fitness center and indoor pool provide access to fitness and recreation, while an outdoor patio adds a relaxation option to guests. The exterior of the building includes a combination of masonry veneer, metal panels, and vibrant-colored EIFS. Budgeted during high inflation, Kraemer Brothers explored different structural systems and selected a wood-framed package when lumber prices decreased to a stable market. The hotel provides high visibility from the highway and is close to nearby waterparks and attractions. Matching Hilton’s brand standards, the modern and colorful design sets this hotel apart from nearby hospitality offerings.

After our client acquired this Madison, WI property, which was originally built by Kraemer Brothers, we were asked to provide extensive preconstructive services to balance a much needed renovation within their desired budget. Construction started with an ambitious nine-month schedule in February 2020 and was completed on time. The project, which met both our client’s and Hilton’s standards, involved the redesign and renovation of over 200 guest rooms, the lobby and common area, conference center and a new architectural design for the building’s exterior. With an eye toward performance, several sustainable features were incorporated including new energy efficient windows, upgraded mechanical systems, low-flush toilets and LED lights throughout the interior and exterior of the building. With demolition starting at the same time as the concept drawings, this fast track project was very fluid from start to finish and required a fully integrated project approach to the design and construction activities.

The Springhill Suites by Marriott project is located in the heart of the well-established Hilldale neighborhood in Madison, WI. This mixed-use development is a 12-story structure, containing 182 guest rooms, single floor office plan, and two levels of parking. The building has a stunning exterior façade including brick, metal panel, glass/aluminum curtain wall and EIFS. The building interior has high quality modern finishes and featured amenities including: lobby bar and lounge, exercise and pool facilities, multiple meeting spaces, and heated parking.

As an urban infill project, the site poses numerous challenges due to the proximity of adjacent buildings and steep grades. The building encompasses nearly the entire site, so placement of equipment and materials is complex and requires careful staging and planning.

An example of groundbreaking technology that Kraemer Brothers has employed on this project is the CorTek™ System. This system has allowed us to prefabricate stair towers and elevator shafts off-site, again resulting in a more efficient process and higher quality control.

The new four-story, 46,000 square foot TRU by Hilton Hotel on Madison’s West side was completed under budget and ahead of schedule. The TRU Hotel is one of Hilton’s newest brands, designed to provide an energetic, unique hotel experience, with the young-at-heart in mind. It was one of the first TRU’s to open in the state of Wisconsin, and only the 20th in the United States. The hotel is partially minimalist-inspired. The hotel rooms are slightly smaller than average hotels and offer simple, yet classy finishes of tile, luxury vinyl plank flooring, and soft color tones. The public areas of the hotel are the focal point – the fitness center, breakfast area, outdoor patio and lounge offer more vibrant colors, cozy and comfortable private areas or collaborative spaces. The lounge area also offers games and showcases a one-of-a-kind, Madison-inspired wall mural. The customer that would get the most out of their experience at this hotel is a customer who would rather spend time in these public areas than in their hotel room. 

The site for the TRU Hotel posed logistical challenges from the start. With an apartment building being erected to the West, and city streets on three sides of the site, access, staging, material delivery and parking were complicated and required collaboration with the neighboring construction site. Kraemer Brothers evaluated multiple retaining wall and earth retention systems to determine the most cost-effective and the most reliable system. This was a critical part of the project for many reasons.

Completed in March 2017, the entire 1,365,000 square-foot-project is now America’s largest indoor waterpark resort and was featured on ABC News© “Good Morning America” during the grand opening. Kraemer Brothers began construction of Phase II of the Kalahari Poconos Resort in the spring of 2015, while simultaneously working to complete Phase I. This monumental 580,000 square foot project included a nine-story hotel addition, a two-story restaurant, and an expansion of the hugely popular waterpark that doubled its size. Our hotel addition added 520 rooms to the complex, along with a new fitness center, family entertainment center and a spacious market and retail area. 

In total, Phases I and II were completed over four years and required four on-site superintendents, with project managers and key craftworkers traveling to Pennsylvania for frequent site visits. The Phase I hotel, waterpark and convention center remained fully operational during all of the Phase II construction. The completion brought to a close the largest project in Kraemer Brothers history to date. That’s quite a splash!

The new 61,000 square foot Hampton Inn & Suites in Lake Delton is designed for business travelers as well as the many tourists and families who enjoy nearby waterparks and other recreational amenities in the popular Wisconsin Dells area. KS Hospitality selected Kraemer Brothers to build this four-story hotel that includes over 100 guest rooms, a business center, fitness center, private breakfast area, patio, and heated indoor pool. At the start of the project our construction team battled significant July rainfall totals and extensive sitework due to unsuitable soils. Despite the challenges, excellent teamwork with the design team, subcontractors and suppliers allowed KS Hospitality to open their new hotel one week ahead of schedule and capture the important summer tourist season.

Throughout the project, I was most impressed with Kraemer Brothers’ high level of professionalism when it came to being honest, competent, and on time. The new 10-story AC Hotel by Marriott in downtown Madison features 164 guest rooms and two levels of underground parking. An elegant restaurant, bar, lounge, outdoor patio, and fitness center occupy the top two floors, providing stunning views of Lake Monona, Lake Mendota, the State Capitol, and the vibrant East Washington Avenue. The exterior features stone veneer and brick, a glass curtain wall system and metal panels, and a green roof. The interior decor includes many luxurious finishes, including a two-story “diamond” wall in the main lobby. Custom-made in the Czech Republic, it features a dynamic display of 1,248 LED luminaries that can be seen from the interior and exterior of the building. The restaurant that occupies the top two floors, Eno Vino Downtown, is open to the public and features contemporary small-plates from a farm-to-table menu and an extensive wine selection. These are just some of the features that make the new AC Hotel a spectacular showplace in the heart of our capital city.

Throughout construction this tight site footprint in the busy downtown area created logistics, staging, and scheduling challenges. With nowhere to stage materials, a just-in-time delivery schedule was utilized which required daily coordination between our crews, suppliers, and subcontractors. The tight urban site required the building to be constructed around a tower crane, which was then later dismantled and removed before putting the roof on the building.

This hotel is a new brand for Marriott and required many changes as the brand design evolved and Kraemer Brothers rose to this challenge. The project was a marquee project for us as a company and needed the right construction partner to pull it off and Kraemer Brothers was indeed the right partner for the job.

Kraemer Brothers completed the new 63,000 square-foot Home2 Suites by Hilton located adjacent to the Milwaukee Airport. The three-story hotel is one of Hilton’s newest brand concept hotels that caters to the extended-stay business traveler. The eco- and pet-friendly hotel features 110 spacious suites, a fitness room, a common breakfast and lounge area in the lobby, indoor pool and whirlpool. The exterior facade includes burnished block, EIFS, metal panels and cement board siding.

The construction was safely performed less than 100 yards from a fully operational Hilton Garden Inn, which was also built by Kraemer Brothers five years earlier. Due to the proximity of Milwaukee’s General Mitchell International Airport, Kraemer Brother’s team had to learn and adhere to the FAA regulations. For example, the height of the hotel was restricted due to airport regulations, which presented interior mechanical space limitations that were successfully overcome through the design-build process. The building was also designed and constructed to an exceptionally high STC (sound transmission class) level to reduce exterior noise transmission from the airport. This was achieved by installing exterior aluminum windows with triple glazing for sound insulation and high performance insulation systems, as well as interior wall and floor system enhancements.
