The new 61,000 square foot Hampton Inn & Suites in Lake Delton is designed for business travelers as well as the many tourists and families who enjoy nearby waterparks and other recreational amenities in the popular Wisconsin Dells area. KS Hospitality selected Kraemer Brothers to build this four-story hotel that includes over 100 guest rooms, a business center, fitness center, private breakfast area, patio, and heated indoor pool. At the start of the project our construction team battled significant July rainfall totals and extensive sitework due to unsuitable soils. Despite the challenges, excellent teamwork with the design team, subcontractors and suppliers allowed KS Hospitality to open their new hotel one week ahead of schedule and capture the important summer tourist season.

Restaurant Addition

Part of the enormous Kalahari Resorts project in Pocono, PA included a pair of restaurants for conventioneers, resorts guests and public to use. Located between the convention center and hotel, these two fine-dining restaurants boast a luxurious feel. The Double Cut Steak House includes two dining areas, two lounges, wrap-around bar, private dining room, and a wine cellar and tasting room. Serving grilled steaks, chops, and seafood, this restaurant is located on the first floor and seats 400 guests. A combination of wood, stone, glass, and intricate architectural details cover the interior broadcasting rich colors and dark accents. Sortino’s Italian Kitchen is located on the second story of the addition and features a bar, spacious lounge, one large main dining area, and two private dining areas. The ceiling of Sortino’s mocks the decorative features you would find in traditional Italian cruising while ceramic tile on the walls provide an elegant dining atmosphere. Two large kitchens ensure adequate coverage for over 350 meals. The exterior of the building includes ledgestone and fieldstone masonry, complemented by traditional clay brick and EIFS siding, matching the existing building seamlessly.

After our client negotiated the purchase of a carve-out site within the parking lot of the Wisconsin Trade Center, a previous construction project of ours, Kraemer Brothers was asked to build a new, multi-tenant retail and office building with Robertson Cosmetic Center as the primary tenant. Kraemer Brothers was able to provide significant preconstruction and design input to ensure the project’s success before breaking ground. This beautiful 30,000 square foot, two-story, brick and EIFS building with underground parking sits alongside nearly 20 other construction project that we have completed in this prestigious area of Middleton since 1990. Following completion in January 2017, we completed Robertson Cosmetic Center’s build-out by March 2017. Other tenants in this building include Studio 262 Salon, Campfire Pediatric Dentistry, T-Mobile, Wisconsin Commercial Real Estate, Kraemer Development, and one retail space available for lease.

Science Building Addition & Renovation

Since our first projects for the UW system in 1968 and 1969 (the UW-Richland Campus and the UW-Whitewater School of Fine Arts Building, respectively), Kraemer Brothers has been an integral construction partner for University of Wisconsin Collegiate System. This contemporary new science building Kraemer Brothers constructed for UW-Platteville Baraboo Sauk County is nestled in the campus hillside to preserve the breath-taking view of the Baraboo Hills, as well as to achieve sustainable energy goals.  Consisting of 14,000 square feet of new construction and 10,000 square feet of renovation, this project houses five new research and teaching labs, classrooms, faculty offices, student collaboration spaces, and private research labs. Utilizing a geothermal HVAC system, the new addition also has a unique grass-covered roof that doubles as a platform for outdoor concerts and plays. Because the new facility connects to other buildings on campus, we worked closely with the administration to minimize impact on the students and faculty during construction. We also saved the university over $250,000 in construction costs by recommending alterations to the building plans with no reduction in quality.

Multi-Tenant Retail Center Renovation

Another Kraemer Development project was completed during the summer of 2016 at 434 Gammon Place across from Madison’s West Towne Mall. Kraemer Brothers renovated the multi-tenant retail center, while tenants remained open during the majority of the construction schedule. This had significant impact on the project, as Kraemer Brothers focused on keeping the site safe for foot traffic, as well as working overnight to have the electricity upgrades completed without disruption the tenants. Starbucks received the most extensive work during the project, which included a renovated interior and the addition of a drive-thru lane. New exterior finishes of brick and EIFS, along with new electrical service and roofing upgrades, gave the building a new look and improved performance.

Kraemer Brothers completed the new 63,000 square-foot Home2 Suites by Hilton located adjacent to the Milwaukee Airport. The three-story hotel is one of Hilton’s newest brand concept hotels that caters to the extended-stay business traveler. The eco- and pet-friendly hotel features 110 spacious suites, a fitness room, a common breakfast and lounge area in the lobby, indoor pool and whirlpool. The exterior facade includes burnished block, EIFS, metal panels and cement board siding.

The construction was safely performed less than 100 yards from a fully operational Hilton Garden Inn, which was also built by Kraemer Brothers five years earlier. Due to the proximity of Milwaukee’s General Mitchell International Airport, Kraemer Brother’s team had to learn and adhere to the FAA regulations. For example, the height of the hotel was restricted due to airport regulations, which presented interior mechanical space limitations that were successfully overcome through the design-build process. The building was also designed and constructed to an exceptionally high STC (sound transmission class) level to reduce exterior noise transmission from the airport. This was achieved by installing exterior aluminum windows with triple glazing for sound insulation and high performance insulation systems, as well as interior wall and floor system enhancements.

Our long-term client, Raymond Management, selected us for a 28th construction project together – this time to build their first AC by Marriott, a European hotel brand being introduced to the North American market. Because this hotel was the prototype for future AC by Marriott Hotels in the U.S., our pre-construction interface with the architect, Marriott, and our client was far more involved than usual. Located in the Liberty Center development in Liberty Township, OH, a northern suburb of Cincinnati, this new six-story hotel features 132 rooms, an indoor pool, spa, conference center, and ground floor retail space. The unique opportunity to build this hotel allowed us to apply our market-leading hospitality experience and to offer ideas that would bring the best value to the project while maintaining the desired level of quality and aesthetics that can be used in future AC branded hotels. Shortly after we completed this project in 2015, Kraemer Brothers started construction on another AC by Marriott Hotel, this one located in Madison, WI.

Cold Storage Addition

Our long-time friends and neighbors at Cedar Grove Cheese, just down the road from Kraemer Brothers in Plain, are enjoying full use of their new cold storage addition. The building’s exterior is constructed out of split-face concrete block along with center scored CMU and metal ribbed siding. Featuring a loading dock for easily transporting the cheese, this facility also has an insulated sectional overhead door that seamlessly connects the new addition to the existing facility. To keep the products cold during storage, multiple ceiling-mounted, high-output evaporators are equipped in the cooler. Kraemer Brothers built the first addition to their plant in 1994, and this latest significantly increases the cheese plant’s capacity of traditional and specialty artisanal cheeses every year – and every morning they buy 30,000 pounds of milk from over 30 dairy farmers in southwest Wisconsin.

New Hotel

Like the previous 26 projects we completed for this client, the 194-room Hampton Inn & Suites located in downtown Madison was finished on time and on budget. As this unique Hampton ascended into the Madison skyline with precision and a high level of craftsmanship, we attentively managed a myriad of contractors on one of the tightest sites in the downtown area. The high quality that we’re known for shows throughout the facility, and our skills in exterior masonry and interior finishes make this new downtown structure an immediate landmark. The exterior of the building includes all-glass curtainwall, metal panel, brick, and EIFS materials, but also integrates an open air 203-stall parking garage on the 2nd-4th floors which seamlessly blends into the look of the hotel tower above. At the time, this project included the biggest single concrete pour in Kraemer Brothers history, using 11 miles of post-tension cable and 1,200 cubic yards of concrete!

Hotel Renovation

A top-to-bottom hotel renovation of the Fairfield Inn & Suites in Middleton was completed in 2015. The project involved a complete exterior remodel with a new roof profile, new exterior skin, entrances, and drop off area. Interior renovations include the front reception, hallways, 103 guest rooms, a new business center, new offices, the pool area, exercise room, guest laundry, kitchen, and dining area. What is unusual about this project is that all the extensive renovations – including a complete replacement of the roof and relocation of the reception area (two times) – were completed on schedule while the hotel was occupied with guests and hotel staff. This was achieved by the strategic planning of each construction phase to minimize disturbance and keep the hotel as full of guests as possible. The “new” hotel also features a signature tower, a new porte cochere and an inviting glass entrance. Inside, the hotel’s open public space features natural light and views throughout the lobby to connect the indoors with the outdoors. Combined with highly functional new guest rooms and a bright, inviting décor, the renovated hotel epitomizes the brand’s contemporary new look and feel.
