Therapeutic, Administrative, and Education Facility

Usona Institute is a medical research organization dedicated to furthering scientific understanding and therapeutic applications of psilocybin and other consciousness expanding medicines. After being selected to construct this world-class facility, we provided valuable pre-construction input into the design. This 100,000 square foot state-of-the-art therapeutic, administrative, and education facility balances sustainability and integrative wellness practices. Designed to optimize senses by controlling light and sound, this facility includes numerous treatment rooms, illuminated therapy pods, a hydrotherapy suite, and integration rooms. Inside and out, this facility fosters a connection to nature using primarily natural materials. A beautiful combination of glulam beams, cross-laminated timber panels, wood flooring, and custom hand-crafted woodwork can be found throughout the building. At the same time, the exterior utilizes old-growth cedar siding, fieldstone and limestone masonry, wood trim, clay-slate roofing, and a copper roof drainage system. We implemented measures to preserve specific tree species and age classes while repurposing cleared trees for benches and fireplace mantles in the atrium. Other sustainable features in this remarkable facility include heat recovery chillers, geothermal heating and cooling, electric vehicle chargers, ultra-energy efficient windows, permeable pavers, and a garden roof. Expecting to attract guests from all over the world, three residences totaling 7,300 square feet are also situated on the site, providing an option for overnight stays. Varying between two and five-bedroom units, these buildings feature the same exterior as the neighboring facility.

Continuing our 32-year relationship, Kraemer Brothers created a new replacement hospital on a scenic 115-acre site. Prior to construction, we assisted our longtime client with important preconstruction input on items such as renovate/expand vs. build new, site analysis and benchmarking tours of other facilities. When it came to construction, we completed a 35-bed, 150,000-square-foot facility in an aggressive 20-month schedule. This state-of- the-art facility features expanded surgical services with six large operating rooms and 21 private prep and recovery rooms. Other features include a rehabilitation center, large obstetrics and emergency departments and an administration suite. As evidence of the accuracy of our preconstruction services, the final cost of this project was one percent below the initial program budget. With ample natural light throughout the building and access to nature and walking trails, a true healing environment has been created where the area’s health care professionals can do their best work while patients can do their best healing.

CLINIC

The Sauk Prairie Medical Office Building, built for a private developer, is a two-story, multi-tenant 58,000- square-foot facility connected to the new hospital. With our knowledge of medical office building construction, we were able to work closely with the project’s design and engineering team to value engineer the building, enhance its design appeal and maximize the owner’s budget. The brick, stone and glazing materials beautifully match the hospital for a seamless merge of facilities

Kraemer Brothers is constructing a $20 million, six-phase, 31-month expansion and renovation project at Reedsburg Area Medical Center, keeping the existing hospital fully functional throughout the entire project. This project consists of the construction of a new central utility plant and mechanical penthouse, along with the associated mechanical and electrical equipment required to replace the existing forty-year-old mechanical systems in the hospital. The new penthouse was constructed on top of the existing 2nd floor West wing. 

The project also included phased renovation of major portions of the existing hospital to convert patient rooms from double occupancy to single occupancy, expansion of the laboratory, renovation of the administration wing, a new pharmacy, renovation of the existing lobby and entrance, converting existing garage space to a mechanical room, window replacement, and constructing an outdoor cooling tower ‘bullpen’. The renovation was completed through arduous ‘one wing-at-a-time’ demolition and construction, which commenced after completion of the central utility plant and mechanical penthouse. The total area of new and renovated space is 52,100 square feet. When the project is complete in May 2020, Reedsburg Area Medical Center will have a state-of-the-art hospital which will be providing excellent health care for another forty years.

The Gundersen Boscobel Area Hospital expanded its facility with a 11,700 square-foot addition allowing for expanded emergency services, including new exam rooms, a special decontamination room, a double ambulance garage, new helicopter pad, centralized entrance and registration area, and a holding cell for patients from Supermax. Another significant enhancement included the renovation of the facility’s mechanical rooms and two new boilers.

RENOVATIONS

Our most recent projects for Gundersen Health System consisted of remodeling the corridors and renovating the nurses’ station, a 5,300 square foot project. Bringing in our experience finish carpenters, we installed new flooring, walls, and ceiling, as well as applying new casework and cabinetry at the nurses’ station, repurposing the area to meet the hospital’s needs. While needing to keep the hospital operational, Kraemer Brothers crews worked closely with the hospital staff to plan the work. Preventing excess construction dust and contamination in the hospital, we added temporary partition walls with negative air pressure, keeping the outside areas clean. Soon after the renovation project finished, Gundersen Health System selected Kraemer Brothers to renovate two existing rooms into one 1,000 square foot infusion service suite with 5 new bays, a cleansing room, and an office. These projects have helped the hospital expand their services and provide an inviting atmosphere to patients.

Our client was selected by UW Health Care Direct (formerly Chartwell Midwest Wisconsin) to convert an existing two story, secondary education building to their new company headquarters. Renovations to the site, building envelope and exterior cladding, as well as attractive interior renovations helped repurpose the existing portion of the building, creating offices, conference rooms, break rooms, lounges, training rooms, and bays for infusion services. The addition we constructed allowed Chartwell to improve their overall workflow by adding new cleanroom facilities to replace their outdated labs and equipment, meeting current standards for sterile compounding by pharmacies and providing needed space for future growth. Also included in the addition was loading docks, a shipping/receiving area, and a large warehouse for storing pharmaceutical contents and supplies. A cleanroom protocol program was implemented during this project which all Kraemer Brothers employees and subcontractors were required to follow, including always wearing booties and gown attire in the pharmacy and cleanroom. The facility now has state-of-the-art equipment to monitor airflow, temperature, and humidity, along with technology such as cameras in each clean room allowing observation of pharmacy technician work.

Not only did Kraemer Brothers provide for our best-in-class facility, they did so on time and under budget. Healthcare Clinic Renovations

We are renovating 4,200 square feet of the existing space at Richland Hospital to accommodate the new USP Pharmacy regulations involving handling of hazardous drugs, new requirements for air changes and hoods in chemotherapy mixing rooms, and dramatically more stringent regulations for the handling and storage of all drugs in general. Phases 1 and 2 were completed in August 2019, and involved conversion of the existing space into the new Central Supply. The space vacated by the old Central Supply is being converted into the first portion of the new Pharmacy in Phase 3.

The new Pharmacy will be more than double in size of their existing one. Final completion will be in April 2020. Kraemer Brothers brought a hospital-savvy team to this project combining decades of hospital renovation experience. That level of expertise was needed to overcome the scheduling and phasing challenges in keeping an operating pharmacy in business 24-7 with construction occurring all around.

Completed in the Spring of 2018, the first phase of this project was an 8,600 square foot, single story addition that included 18 new single-occupancy resident rooms, two fully functional kitchens with dining rooms, a spa room and a 400 square foot covered patio. The addition connected two wings of the existing facility thus creating a new therapy courtyard complete with meandering sidewalks, therapy stairs and ramp, and landscaping. Phase 2 involved completely gutting the former resident room wing and converting it into the new 5,500 square foot Therapy Wing. Phase 3 transformed Willow Wing’s use from therapy to resident housing. The repurposed 2,500 square foot wing now includes 5 resident rooms, a lounge with fireplace, bookcase and storage cabinets. 

All of the first 3 phases are in service complete with new roofs, interior finishes, upgraded mechanical and electrical systems. The final phase of this 20-month, four-phase construction project includes the conversion of a wing of double occupancy rooms to single occupancy. This wing was completely gutted and re-built including new windows, finishes, electrical/mechanical systems and a new roof.

By early 2019, Maplewood will have completed construction of a state-of-the-art senior care campus with over 100 single occupancy rooms as part of their mission to provide the highest-quality skilled senior care and to be responsive to the evolving needs of their residents and new trends in healthcare. Our top priority was keeping the facility clean, functional and non-disruptive to staff and residents during this project.

Kraemer Brothers is close to completion of a new two-story addition to Schmitt Woodland Hills’ retirement home in Richland Center, an expansion that increases the number of residents from 25 to 50. We built the original facility in 1964, returned in 1982 to construct a two-story addition and were invited back in 1987 for another addition. All four projects required special scheduling and construction methods so as not to disturb the residents of the existing facilities. Today, the Schmitt Woodland Hills retirement community has grown to serve Richland area seniors with a full spectrum of services including house calls, independent- and assisted-living apartments, skilled nursing care, rehabilitation and therapy and transportation services.

Kraemer Brothers was exemplary as the general contractors on the project. The contract was a guaranteed maximum price, not to exceed contract. They were very good at keeping the contract price in line. Their workmanship was excellent. They kept the jobsite very clean and workman safety was a high priority on the project.

From our first project in 1991, Kraemer Brothers has completed several expansion and renovation projects to the SSM Health St. Clare Hospital and Health Services facilities including new imaging and emergency departments, an ambulance garage, and hospital entrance upgrades. Other projects include birthing center additions, remodeling of existing space for an Alzheimer’s unit, remodel of its surgical unit, MRI suite build-out, and a radiation/oncology addition. In addition to the Baraboo primary hospital, Kraemer Brothers participated in two clinics for our client, one in Lake Delton and another in Wisconsin Dells. An Urgent Care clinic, the Lake Delton facility features multiple exam rooms, general radiology, and treatment rooms. Our latest addition to the Lake Delton clinic included 6 exam rooms, nurses’ station, and a pair of offices. Around the same time as the Lake Delton addition, Kraemer Brothers completed a large 15,000 square foot addition to the Wisconsin Dells clinic. The larger of the two clinics, the Wisconsin Dells clinic focuses on therapeutic services. Featuring 6 provider offices, 22 exam rooms, treatment rooms, imaging rooms, blood draw stations, laboratory services rooms, and workstations for the nurses and care teams, this facility can accomodate more patients than before.

Kraemer Brothers returned to the Greenway Manor nursing home in Spring Green in May of 2011 to complete an addition and renovation to the existing home. The addition consisted of 20 new resident rooms, nurses’ station, whirlpool, storage, and an outdoor covered patio. Also, part of this project was a renovation to the dining rooms, kitchen, corridors, and the 31 existing resident rooms. Throughout our addition and renovation projects, we provided phasing and logistical plans to our client to minimize distribution to their daily routines. We also implemented dust and construction waste control to prevent contamination in the corridors Greenway Manor needed each day. Kraemer Brothers built the original facility in 1973 and the subsequent additions over the years, as well as smaller projects for our client, most recently including door replacements and ceiling repairs.
